steps to buying a home

Upgrade, downsize, relocate.

  • Get Pre-Approved
Make an appointment with a mortgage lender at your bank or credit union or with a mortgage broker.  Pre approval will let you know what your price range is and will make the home buying process much quicker and easier once you've made and had offer accepted. Have your deposit (which forms part of your down payment ) ready.

  • Start Looking
Check out realtor.ca,  your local newspapers, classified ads, etc.  Attend open houses and start setting up showings with your Realtor®.   I will work with listed homes and private sales to find you the home you want in your price range.  When dealing with a private seller I feel it is especially important to have the representation of a licensed Realtor®.  Contact me for more information.

  • Offer
Once you've found your home offer on it!  I've seen too many Buyer's miss out on their dream home by hesitating. If your financing or inspection fall through you can collapse your offer but get it tied up and get it in writing as soon as you find it!

  • Start Working on Subject Removals
Once your offer is accepted call your lender, your insurance broker, and a home inspector.  Set up your inspection and get insurance quotes. I will send the lender and insurance provider the information they  need to process your file.  Choose your lawyer or notary so that subject removal and conveyancing are seamless.

  •  Pack and Move
After subjects are removed and the sale is firm contact your lawyer or notary to arrange a  time to sign your final documents. In the meantime schedule your moving truck and pack your belongings!
